Based in Lovingston, Virginia.

From the gate to the views.

Access, water, open land, terrain, structures, and views, shown the way a buyer walks the land.

Flyover video

An edited video of about a minute, with the best shots set to licensed music. You get an unbranded version for the MLS, a version with your contact info for social, and vertical clips shot for phones.

Leaf-off Leaf-on

Leaf-off and leaf-on

Winter flights, roughly December through March, show old roadbeds, clearings, and structures under the trees. The rest of the year shows the land green, the way buyers see it on a visit.

Bare ground Trees

Under the trees

Public elevation data shows ridges and old roadbeds hidden by trees. It's included in the Flyover Package, or add it to Aerials for $75.

A shot list built for each property.

Every flight starts with what land buyers ask about first. Then it adds what makes this property worth the drive. You confirm the list before the flight.

Common questions.

Anything else, ask in the booking form.

How soon can you fly?

Put your deadline in the form. The quote comes back within one business day with open flight dates.

Does someone need to be at the property?

No. Share gate codes and livestock notes in the form, and move cars out of the main views if you can.

Will the files work on the MLS?

Yes. Photos are sized for the MLS, video comes unbranded, and you and your brokerage can use the files to market the listing.

How does payment work?

You get an invoice with your files. Pay within 7 days by card, bank transfer, Zelle, or check, with no extra fee for card.

Is the pilot certified and insured?

Every paid flight is flown under FAA Part 107 rules by a certified pilot, with commercial liability insurance.

Are the property lines exact?

No. They come from county records and are drawn on the photo by hand, so they're approximate. They're not a survey. If exact lines matter, the seller needs a licensed surveyor.

What if the weather is bad?

The flight moves to the next good day, free, and when bad days stack up, flights go by deadline first. If the delay won't work for you, you can cancel for free.

Do you fly year-round?

Yes. Winter photos show the land under the trees: creeks, trails, and how the ground lies. Spring through fall shows it green, the way most buyers picture it. Either way, the flight is scheduled around your deadline.

What about tracts over 100 acres?

They take more flight time and more launch points, so they're quoted by email. Put the acreage from county records in the form.

Will the drone fly over the neighbors?

No. Flights stay over the property, and wide shots never show neighbors' homes up close.

I'm Alex DiChiara. I grew up in Nelson County, and I study Global Sustainability at the University of Virginia.

I've done wildlife fieldwork in Botswana, I map land in my UVA classes, and I spend a lot of weekends clearing invasive plants on my family's farm. That's where the shot list comes from. I know what buyers look for on rural land because I work on it.
